The Denver real estate market is heating up, interest rates are low (even for investors) and there are some deals to snag!       A bank foreclosure is different than a short sale, you most times get an answer within a week!      Many times if the property is in a prime location, and in good condition, you will have multiple offers!      Some banks are doing improvements and they show pretty well!   

In the last couple of months, the median days on market for a bank foreclosure is 62 days and the banks have seen 88.15% of list price!     

Some banks will pay closing costs, and very helpful for those first time home buyers!

Here are the results for a few cities in the South side of Denver and ONLY single detached homes.      If you have a different city in mind, or a multi-family property, please give me a call!

Ask about the possibility for a 203 Rehab loan for some repairs!

Some banks do not offer FHA financing, and some are CASH only!

Joan -- There are certainly some very nice deals to be had. Some bank foreclosures can indeed be in very good condition or just priced well which encourages bidding wars. Buyers can certainly find some deals, and that interest rate is not going to stay where it is forever!

Hi Joan, you are right on with this foreclosure report and your observations.  Buyers are definitely interested in these type of properties especially because they are so much simpler to deal with than short sale properties.  Thanks for sharing!

Bank foreclosures can sure offer a buyer some sweat equity, but with caution!      Most of the "good deals" are not on the market for a week!

Kathleen, I do not list short sales, but sure help buyers purchase them as long as they have time to wait.   If not, bank foreclosures are a great option!
