Fit into jeansI was at a listing appointment the other day and Mrs. Seller tells me that I will be the 3rd agent to "try to sell their house." 

In this seller's mind (and MANY other sellers out there) it's the poor agent's fault that their house isn't selling. I feel bad for these past two agents, since this home was initially priced $25,000 OVER market value. (the good news is that they have dropped the price $10K with each new agent, so my odds are good that they will be at market value FINALLY after over 6 months on the market).

 

It's like me wanting to fit into size 34 jeans...

I can keep trying different BRANDS of size 34, but NONE OF THEM ARE GOING TO FIT!!!  

The problem is butt-size, not jean-type.

 

So here's my point: with a properly priced home, THEN it comes down to the skill, knowledge and expertise in marketing of the agent. All things equal on a well-priced home, a QUALITY agent will get the job done in a faster and more efficient manner. Our primary goal is to put the seller in the right pool of buyers, so our marketing will work and get the home sold. 

So, Mrs. Seller, let's trim the fat and get your home in the right game, then I can fit you into your skinny jeans. Pass the rice cakes, please!

 

 

(PS... I think it may be worth a new topic for a listing presention called "The problem is butt-size, not jean type." Oh yeah!

I enjoyed your post. Your point is a valid one. Pricing gets them in the game...and marketing gets them to the door.

Jay, What is sad to me is how so many of us agents will list a home expecting the seller to lower the price.  The owner then will not lower it for the first listing agent but will for the second.  That just does not seem ethical to me.  However it has happened to me and I am sure to all of us.  We just need to learn to not take listings that we know are significantly over priced.  Easier said than done.

It's amazing how "undone" sellers can get when it's their end that needs to change. There is only 'so much' a great agent can do!

This is a great post. I love the size 34 analogy.  It is so true!!  Once you find the right size, you still need to find the pair that maximizes the appearance of your butt, so once you price it right, find the agent that will put your home in the best light!

Jay,

Reading this made me realize how I much I miss our philosophical conversations about print, paper and creating amazing design.  This post made me laugh and especially as a woman finding jeans that fit right is always a challenge.  I wish you all the best in selling homes and I hope when you need some nice paper you will think of me!  If I need someone to be straight with me on buying or selling a house, I will think of you!
