Are Realtors helping with people who need Rentals?

I was reading Real Estate magazine by RIS Media. They had an article in there suggesting that if you are not helping people with finding rental properties then you are losing some potential business.  I also heard that many people refuse to waste their time on this. I wonder why you wouldn't help someone find a rental property. Most people offer a co-op fee. At least some do here in Savannah.

I agree you never know when that renter may be a buyer in the future. And if you keep in touch with them as you are supposed to do then they will turn to you when it comes to buy a house. I wonder if there are some stats out there on how many Realtors totally bypass this section of the market.

Anyway, at least I know I am doing my part. I have several people just looking for rentals. Anything I can do to help.

I don't work rentals - the co-op fee here is usually $25 with a high of maybe $100 - nope not in my business plan. Most here will only be here for a couple of years due to military relcoation.  I do help them locate a property manager.

seems like there  are exceptionally more tennants shopping these days ..I have been working with rentals thru the years....not a priority but one needs to consider the co op is like loose change...1/2 month's rent is usually what's offered in these parts,,,,,,ive earned $3000 on two rentals last year...both were $3,000/mo....so that paid off...I agree....future investment , definitely.

I too don't work with renters unless it is a referral from a past buyer/seller.  I've only had 1 renter ever buy. To be honest, I just don't have the time. I think a lot of renters have a lot of baggage and I've heard the sob stories and think "no thanks!"

Just read Mike's...I would do that if they were high rentals but I've seen $800 - $1000 rentals with $300 commissions and it just doesn't make sense for me to get a sitter and take them out for hours...just my opinion.

Nikki, I don't do rentals but there are agents in our area who do very well.  They cite the faster paychecks and they place several tenants a week and have a steady income.  I think if you specialize in rentals, get to know the properties available, work with property managers, you could  do well.

I normally don't do them.  For 10 months of the year we are so busy that it just wouldn't make sense to do them.

Mike- My thought is that something is better than nothing and while things are slow I can help out.

LaNita- I understand your point of view

Marge-I think that since I am getting back into the game Rentals are a big deal. Especially here is Savannah.

We've closed a dozen or so rentals this year, compared with just a couple in all previous years.  It's due to increased demand from people who should be buying, but aren't confident that the timing is right, despite low interest rates and lower prices.  Some will buy in the future, staying in touch will be key!

Nikki - I will only work with potential tenants right in the neighborhoods I live around. They just are not cost effective for me to work them. We never turn any down though. We give these to team members so that they can gain experience and possibly develop future clients.

That is very true they could turn into future clients. I am working with a few people now looking for rentals. The only problem I have is that everyone is different on what they want as far as applying etc. I wish there was something universal that everyone would use. Oh well. So much for wishful thingking.
