One of the first things is the very obvious drop in sales and dollar volume. 70% down from this time last year. This is following the overall trend in Montgomery County of a drop in sales volume and number of homes sold. Yet, it took 15% fewer days to sell those homes. The sales volume is down significantly from a strong spring market that showed a first quarter incease of 47% and a second quarter increase of 10%. Third quarter is coming in at 4% increase for the year.
This zip code increased its % of sale price received to 94% from last year. If you look at that in the individual sales you can see that Rosedale and Glenbrook got very close to their asking prices. Fairfax, since it was a much higher priced property had a more significant reduction and received 87% of its asking price.
The median price is also increased from last year as has the average sold price. Given the amount of renovation in this area it's not surprising to see these numbers increase.
Bethesda continues to be a stable area that attracts newcomers and defies national trends. Homes that are priced well and look good still sell. Amenities such as nationally ranked schools and neighborhoods moments from the District line contribute to a very healthy outlook in Bethesda.
Sellers need to be aware of the pricing trends as they are thinking of putting their homes on the market and pay close attention to these recent sales.
