Who Says The Colorado Springs Real Market is Slow?

Active Real Estate Market

Who says that the market is slow?

The last two contracts I have written both have multiple offer situations going. Yes, multiple offers - one on a $465,000 home in University Park! Also, in one of my recent board meetings, a member said that he saw an average of 4 competing offers on the bank-owned listings that were coming across his desk.

We are in for a great 2012! There is less than a 5 month supply of inventory for buyers - pricing is not appreciating in most areas yet, but we seeing progress, the $300's - $400's are picking up a lot! It's fun to discuss these dynamics with the best researcher on the market that I know, our exceptional broker Ben Day!

Cherise, the market is hot in our area as well -- particuarly in the entry-level market. We have far more demand than supply right now. Yes, it's a great time to buy -- but it's not always easy for buyers to find something in this market.

Shannon,

No it isn't easy right now.  But this will help to create upward trends on home values, which is good for every market... g

Im glad to hear your market is healthy, we have stayed stable and although the only properties with multiple offers are the HUD homes and foreclosures, our local real estate has been very vigourous and the buyers are out looking earlier than usual

Not me, Gordon.  I didn't say it was slow.  I was proved right!  Congratulations.  That is indeed good news for your area, and hopefully all of ours.

Jane,

No, it's not slow, perhaps stalled in various price ranges.  Thanks Jane for your comment... g

Gordon & Cherise, Make sure your local media/news reporters know about this!  News media are frequently guilty of reporting gloom and doom … the sky is falling.  That is not the case in the Colorado Springs real estate market.  Anyone looking to buy or sell in Colorado Springs definitely want to give Colorado Springs Realtor Cherise Shelly a call!
