The New Construction Market.

Yes, ladies and gentlemen, the builders are slowing things down a bit.

This means two things;

1) The builders grasp what is happening in the market LOCALLY, and they are willing to be part of the solution instead of being part of the problem.

2) There are some fantastic deals available. I generally try not to use the word "DEAL" since it implies that homes in general are not "good deals". The fact of the matter is that some builders are offering extensive discounts on their homes. While this can sometimes be attributed to homebuilders overpricing initially and then lowering prices, in this case there are truly some "great deals" out there. I've seen new construction homes in some areas discounted 10-15% off of what the home should actually fetch.

Naturally this is hurting the re-sale market in the short term, but many of these deeply discounted homes are not available in large volume in specific places. For the most part, they're sprinkled in twos, threes, and fours amongst developments that are in the close-out stage.

Anyone aware of any spectcular "deals" going on in their area right now?

Mathew... Many builders in Utah, both national and local are offering tremendous incentives on standing inventory.  Another interesting trend is that many builders are willing to sell their lot inventory. A sure sign that they get the picture.
