When you are buying or selling a home, remember to be very careful about the comments you post on FaceBook.  You may not realize the damage that seemingly innocent comments can do, and how they may put you at a disadvantage during negotiations.

Many of today's buyers and sellers are very tech-savvy, and are searching for information about the property and the parties involved.

FaceBook comments like, "I really, really want this house!", or "I'll do anything to sell this house before one more thing breaks!" are sure to tip your hand and reveal more than you ever intended.

I once worked with a buyer who found a house she loved, but when she found FaceBook comments the seller made regarding all the property damage by a previous tenant along with photos, she lowered her offering price by $10,000.

Always remember that people are "Googling" you and creeping your FaceBook page.

Very true Laura, I'm constantly amazed at some of the stuff I see people sharing on Facebook. Something about Facebook seems to make people lose their sense of propriety.

Laura, I love the cartoon! So true! Anything you put on the net is out ther for the search engines to find! I'm contacting Realtors in my area about the value of Property Styling and pointing out how buyers search MLS before going to view the property, so the MLS photos need to be excellent.

The story I have heard about a FB comment, and I am certain there are a lot out there some true and some not, the sellers entered into escrow at x dollars. They then proceeded to tell their friends about how good a deal they got and they willing to sale for less or y dollars.

Of course the buyers see this and supposedly, the deal was lost.

No matter, it is true about what you put up on the internet. Thanks for the reminder, cheers cvc

Peg - Thanks!  I agree and I wrote another blog post dealing with the importance of MLS photos.

Curtis - Whether it's true or not, the story is highly plausible and I bet it happens all the time.

Hi Laura, there have definitely been times when I changed my mind about a person or a subject based on what was revealed on FB... people need to realize that posting something online is equivalent to making proclamation by standing in the middle of town square.
