Wellington CO January 2012 Real Estate Sales

December Property Sales were 15, up 15.4% from 13 in December of 2010 and 50.0% higher than the 10 sales last month. December 2011 sales were at a mid level compared to December of 2010 and 2009. December year-to-date sales of 167 are running 2.9% behind last year's year-to-date sales of 172.

Wellington CO January 2012 Real Estate Prices

The Median Sales Price in December was $181,100, up 9.8% from $165,000 in December of 2010 and down 6.8% from $194,250 last month. The Average Sales Price in December was $196,427, up 4.9% from $187,186 in December of 2010 and down 22.0% from $251,955 last month. The December 2011 Average Sales Price was at the highest level compared to December of 2010 and 2009.

Wellington CO January 2012 Real Estate Inventory

The Total Inventory of Properties available for sale in Wellington CO as of December was 67, down 1.5% from 68 last month and down 15.2% from 79 in December of last year. December 2011 Inventory was at its lowest level compared with December of 2010 and 2009. The Average Days On Market for December was 77, down 16.3% from 92 days last month and down 8.3% from 84 days in December of last year. The December 2011 Average Days On Market was at its lowest level compared with December of 2010 and 2009.

We're still seeing both mixed signals and low levels of activity for the real estate market in Wellington CO - sales have shown some improvement in spite of expected seasonal effects, and the movements in price are basically a reflection of the prices of the homes that are selling, rather than any indication of value changes. We're still waiting for positive changes in the regional and national economies to drive real market improvement locally. For ready buyers, it continues to be an attractive time to consider the opportunities presented by excellent prices, a decent inventory and very low rates.
