The median home price in Fort Collins is about $235,000. That will get you into a 3 bedroom home pretty easy. You can even find a 4 bedroom home or 5 bedroom home in Fort Collins for about that. A ranch floor plan too! I am a very big fan of the $200,000 to $300,000 price range. Nothing sells better in Fort Collins than a home in that range. I'd even open that up a little to include homes in the $150,000 to $350,000 price point. These are the residential homes I love to sell! In Fort Collins, there are almost 200 neighborhoods and I've taken the time to locate the best selling neighborhoods. English Ranch HomeThis neighborhood is just a real crowd pleaser. It is definitely one of the best selling neighborhoods in Fort Collins. The homes in English Ranch are a little newer with most of them being 2-stories built in the 90s. There is plenty to say about the excellent location! It is located in the booming South East section of Fort Collins which is close to I-25 and plenty of shopping in the Harmony Corridor. It is in the Linton, Boltz, Fort Collins school district. Over the years, 78% of the homes that list in English Ranch end up selling and for an average price of only $285,000. If you're selling in English Ranch you can expect to spend less than 3 months on the market and get 98% of asking price if you price it right. How is that for being in the driver's seat? Buyers, you can expect a very low mortgage (PITI) in the neighborhood of under $1,400!!! Wow that is so low! These numbers are crunched with a down payment of 20% but having 10% to put down isn't so bad either. This market is HOT!
