Kingsbrooke Single Family Home Report:  December 2011

Kingsbrooke has been enjoying a mild winter so far.  Barely a snow shovel required.  Let's hope that keeps up for the rest of the season.  Now, with the last month of 2011 behind us, let's take a look back and see what happened in the Kingsbrooke single family home market.  We'll compare to last report (November 2011) and last year (December 2010.)

KINGBROOKE SINGLE FAMILY HOMES FOR SALE

2 Listings were Active:  Both Regular Sales

The available single family homes for sale in Kingsbrooke are dwindling.  If you are thinking of selling your Kingsbrooke home, now would be a great time, when there is little competition.  Last month there were five listings on the market, this report, we see only two.  The high list price has unchanged compared to last report; low list price is up 45%.  Average list price is up 15% since last report and up over 32% since last year.  While all these increases sound great, we must remember that list prices are suggestions.  The best idea of market value will always be found in the sold column.

KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT

4 Listings were Under Contract:  3 Short Sales, 1 Regular Sale

There were exactly the same number of listings under contract in December as there had been in November.  And the split is the same, three Short Sales and 1 Regular Sale.  The high list price at time of contract, and high marketing time, are unchanged since last report.  Low list price at time of contract increased 1.5% and low marketing time remained the same since last report.  Average list price at time of contract increased less than 1/2% since last report, and decreased 22% since last year.  Average marketing time improved nearly 1% since last report and had lengthened 69% since last year.

SINGLE FAMILY HOMES SOLD IN KINGSBROOKE

1 Listing Sold:  A Short Sale

Like November, there was only one sale in December.  And it's been a while since a Short Sale made to it to the sold column.  Since there was only sale, we will only make comparisons with average values.  The average sold price decreased over 38% since last report and decreased over 30% since last year.  This is likely more to do with the small size of the home that sold in December 2011.  The average marketing time improved by 8.3% since last report and was 51% longer than last year.
