Condominium Review:  Beaver Village Condominiums

Beaver Village Condominiums is a large condominium complex located on the outskirts of Winter Park, near the Winter Park/Mary Jane ski resort.  There are approximately 18 buildings, not including the clubhouse or lodge.   The units were built approximately between 1975 and 1985, depending on the filing.  They are usually three stories high and are fairly well-spaced throughout the complex.  

The buildings consist primarily of one-, two- and three-bedroom floorplans with a few four-bedrooms scattered around.  The floorplans range from around 680 square feet for a one-bedroom unit to 1,156 square feet for a three-bedroom dwelling.  Depending on unit size, location, and finishes, the prices range from the very high $100s to the low $400s. 

While all of the units in Beaver Village are independently owned, they were designed to be a part of a rental program (and most are) that is managed by the Beaver Village Condominiums property management group.  These condos typically have a strong rental history, and the built-in property management is convenient.  The condition of individual condos, however, largely depends on the particular owner.  Whether or not they have been updated, have better finishes, etc, will be on a case-by-case basis.  

Additionally, each unit includes access to the clubhouse which houses an indoor heated pool, hot tub, and sauna.  All of these are maintained by an HOA, which usually runs between $250 and $450 per month, depending on the size of the condo.  Lastly, a resort shuttle stops just at the entrance to this community, offering free rides to and from the ski resort.

These units are perfect for anyone that would require a strong rental income in order to make a second home purchase feasible.  However, anyone that would enjoy a location close to both the ski area and downtown Winter Park, will find these condos to be a good fit.  There aren't too many places in town that offer an indoor heated pool either, so if that's important to you, this is a great place to check out.
