Stansbury Park Riddle, New Home, or Building Lot?

Good lots to build your own new home on have been tough to find over the last few years.  As Corie pointed out in last weeks blog,  New Home Builders have had a stranglehold on the lot inventory for the last few years.  Unlike Cories scenario in New Homes , it's not the Stansbury builders that are getting rid of inventory, but the developers that have opened them up to individuals. The lots for sale @ Stansbury Place advertised last Sunday by the developer are going to be a tough sell, even at the $65,000 offered. Builders probably wont be buying, and individuals should look twice before building their own home. Heres why !

New Home Builders in Stansbury, are not buying lots. Because of the overall market banks have cut back on spec loans and inventory money.  secondly the current builders in Stansbury park are very tough competitors.  Ivory Homes, Richmond American, and Fieldstone Homes have put together great floor-plans, have priced them to sell, and created pretty exciting incentives to attract buyers.  Smaller builders, with less cash backing are willing to discount standing inventory just to keep things going. I seriously doubt an Individual can build their own home in Stansbury Park, Grantsville, or Tooele for what they can buy one for today from any one of over a half dozen quality builders in the area. I know where they are.
