Beware New Home Buyers

Many new home buyers throughout the country are finding themselves loosing all or part of their earnest money or waiting months even years for their homes to be completed.

Often they will find liens have been placed on their homes by contractors or suppliers that haven't been paid.

Also, developers are not fulfilling their promises on the amenities in the development.

The landscaping and even the roads are often left unfinished.

Many years ago my husband and I were victims of such a builder.  We sold our home and moved into temporary housing until our new home was completed.  A couple of months later while at the closing table we were told that we needed an additional $25,000 in order to purchase the home.  The builder had not paid many of the contractors.  Needless to say, we were shocked!  We did not close on the home. We were represented by a licensed real estate agent.  It was that single event that urged me to get my real estate license.  I knew that I could do better!   

So no time ever has it been more important for "Buyers to Beware".  Find an agent that is experienced and works with a reputable agency.

That is a good post Laura, many people don't know about liens against their house.
