What are the most  important features for buyers of Luxury homes in Los Angeles CA?

Views:

There are many features that are important. I have found that Tantalizing Views are very high on the list to Single or Double Income no kids families. Now the Best Views are rated of having the Post Card Views of down Town Los Angeles and Century City Skyline. The more stunning the views the more it is a high priority to potential buyers. This is then followed by the simple Postcard view of Downtown. This is followed by views of the Century City Skyline. Then the rest is the Southern views of the West Los Angeles Skyline with some Ocean views. Needless to say these views are from the Hollywood Hills, Sunset Strip, Beverly Hills Post Office and Bel Air areas of Los Angeles.

Indoor & Outdoor Entertainment Space:

The buyers of Luxury homes also require gracious entertaining space which includes a large formal living room and dining room as well as a generous family room with numerous fireplaces. They also require high ceilings and French Doors that lead to a great back yard.  In other words it has to be indoor outdoor flow for entertaining. Ideally there will be a pool already there. If not there should be room for a pool, spa, gazebo and barbecue.

Modern Chef’s Kitchen:

The kitchen must have top of the line appliances with spacious eat in area which of course must overlook the well appointed back yard. In other words, granite counter tops brand names like Wolfe, Subzero, and Bosch are the minimum acceptable appliances.

Bathrooms:

At the minimum the master bath must have a steam shower, spa tub and walk in closets. The number of bathrooms must consist of at least 3.5 anything less than that will not be acceptable by today’s sophisticated luxury buyer.

Three-Car Garage:

The Garage has to offer a large finished space for three cars with ample storage space.

Contrary to the media, the high demand homes I described above are selling quickly. The buyers need to be prepared to make an offer almost immediately. One of the major reasons this must be done quickly is, because there are very few homes that meet all of the above requirements. Inventory for homes like this is limited. Interestingly enough, there are many buyers from all over the world who want the same home. Buyers from Canada, China and Europe are bidding for these homes. The European buyers are generally all cash buyers from Italy, Germany and Russia. Chinese buyers have been lately Cantonese.

Price Range:

Interestingly enough the Price Range could be anywhere from $2.8 million to $25 million depending on living square feet of the home as well as size and flat area of the back and or front yard. The higher end homes generally have larger living and indoor and outdoor entertaining space.

Endre,  I have to say I love visting your area and while I honestly know nothing about the real estate market there, your post caught my eye simply because I saw "Beverly Hills"!  ;)

Supply and demand.  The homes sound similar to homes that are in the greatest demand here as well.  But, when the supply is low, and demand is from all over the globe, there is little time to waste.

Endre, there are many features in a home that can be changed but views and location definitely cannot.  A view like this indeed makes a property priceless and it takes a Realtor like you, Endre, to find these special homes!

Endre - I was just imagining sitting in on of these beautiful condos for sale in LA and enjoying the sunset then all of the city lights twinkling through the night.  What a great way to end a day.

Endre, it's interesting reading about what is noted as acceptable in different markets.  Of course with your views I would expect that would draw a higher priced client with well established minimum standards.

Nice photo with the hills in the background. I find it very interesting to study the homes at the top of the market. You have many more in your area yet in the Seattle area we have our fair share but not much over 5 million. The absolute hottest sale of 2011 was a waterfront home on Lake Washington in Holmes Point, in Kirkland. It was a short sale at $725,000 (a real steal). My point being that there's always that segment at the top that does move. There are people for those homes and if you're one of them, you'd better move on it if it has location, ammenties, views, etc.

Endre -- I like the way you presented the most important buyer wants in the upper end market.   Whatever, the price(in most cases), there will be some level of compromise - don't you think?

Roger I took this picture from USC during the summer and the Hollywood Hills are in the background. Truly a Million Dollar view:)

Brian we have to educate them and some listen others have to learn the hard way! Miss a few great properties before they realize we were telling the right information!

Faith thank you for stopping in. It is a very interesting Real Estate market here. We have pockets of Ultra Luxury, to regular luxury and then we have other areas as well. For example in Beverly Hills Tear-downs could go from $1.3 million to $7million depending where:)

Jennifer thank you for the kind words,  you might appreciate this story: one of my clients bought this great house and she loved her animals so much that she flew them out in  a chartered plane as not to make the journey too painful for the critters from Florida to Los Angeles.
