Below are a couple of graphs of the Bellingham Real Estate Market. The first graph shows the annual number of homes listed in sold from 2005 through the end of 2011. Wow! The spread between listings and sales seems pretty normal for many areas, but your area seems to have had a pretty big spread between the list and actual sale price. Perhaps there are a few really high priced homes skewing this part of the data. Averages for my area are not this high so we don't as much of a spread on either one.

yeah prior to 2007 - I would imagine that the spread was more typical. Here I believe it's an indicator of the bottom end of the market moving alot more the upper end of the market
