Santa Fe Real Estate: Looking Back on 2012!


You are probably wondering why I am looking back already on 2012. After all the year just started. Well it seems like it is moving at twice the speed of 2011 when it comes to working in real estate. Something has shifted and I looking for clues and your insights. I do not know if this is only about our Santa Fe real estate market or whether you are seeing shifts in your market. I see more activity from buyers. Either they are off the fence or they have finally discovered how to search for real estate online. I find sellers more interested in market statistics now than in 2011. My instincts told me something is different. It was time to check the numbers.

In the first 21 days of this new year, this is what the numbers say about activity in Santa Fe real estate for single family homes, town homes and condos in Santa Fe County.

  • 112 new listings for homes, town homes and condos
  • 91 properties in this category went pending, pending please show or pending bank approval
  • 55 properties in this category were SOLD, lowest sale price $80,000, highest sale price $3,000,000

It is clear Santa Fe real estate is beyond active and why it pays to look back often at the local market numbers for trends and activity. If anything, it is a way to show all real estate is local and something the national media news needs to remember in their headlines. What do you see in your local market? Emily, i love the title of your post and your stats are encouraging...we are seeing more houses listed again but buyers are being cautious...we still have a very high unemployment rate here which is stifling housing..good luck in 2012!

These numbers are very promising Emily.  We are seeing the lowest inventory we have had in some time down here in Albuquerque.  Let's hope it keeps up for all of 2012

Ginny, unemployment is an issue everywhere. For some reason, buyers in our market have seen value and are moving off the fence.

Joan, we are all crossing our fingers on the market. It is the shift in activity that caught my attention.

Robert, what Santa Fe is all about could be in part the reason for what appears to be a surge in activity.

Marge, moving beats stalling and hopefully the activity will bring more supply and demand back to the table.

Rich, ditto on low inventory and it appears supply and demand is returning to our New Mexico communities, at least Santa Fe and Albuquerque.

Emily - YES!! We shifted into overdrive in December and we are staying really busy. Our first closing last year was Feb 15. We have 5 scheduled for January and 3 more for February already. Hold on to your hat!

Hi Emily,

I haven't seen direct evidence of it, but I am hearing that others in my area are seeing more buyers coming off the fence. I am hopeful that this is real and if so continues through the year.
