Total Homes Sold 2011 in Canyon County - Existing & New Construction

A week or so ago I wrote about the Total Homes Sold in 2011 in Ada County - Existing & New Construction. 

Since Canyon County is also part of my market area, but tends to be quite different than Ada for a number of reasons I wanted to make the same comparisons for that county as well.

These numbers are for Canyon County only. 

The low was in January with 183 sold.  I have not provided the graphs for 2010 but am interested in comparing them year over year as well. 

The low for 2010 was January as well at 153.

2010 had a high of 320 in April and 2011 saw it's high of 335 in June.

Total homes sold in Canyon County for 2011 is 3159.   

Total homes sold in Canyon County for 2010 is 2920.

That is a total of 239 homes less in 2010 compared to 2011. 

Total Homes Sold Canyon County New Construction and Existing

Now, compared to new construction - 130 of the 3159 homes in 2011 were new construction homes.  Compare that to Ada County's 744 of the 6262 being new construction.  Canyon County is a smaller population than Ada County, but look at the difference between how many new construction homes were sold compared to the total numbers.  There are hardly any new construction homes being built in Canyon County and I would bet that the vast majority of that 130 in Canyon County are CBH homes.

2010 actually had nearly double total number of new construction homes sold with 241.

Just for fun I wanted to check out 2005, the last full year of our peak. 1900 new construction homes sold in 2005 - with 5924 total homes sold.

Gee Kasey, The new construction really surprised me! I did not expect that at all. That's a good sign! A really good sign! Your market reports sure are well done, and fun!

nice post there! i'm a sucker for a good graph too! : )

what do you see for 2012? i've heard conflicting thoughts - but agents do at least seem more motivated themselves.

keep up the good blogging - its the best way to please clients AND search engines.

Cheryl, I'm surprised also that some of the builders are still building.  It's certainly not as much as in the boom years, but neighborhoods are being built, in Ada County anyway. 

Hinsel, I don't know where you are in the country.  Here in Boise over the last quarter we have seen stability and prices haven't been depreciating like they have since 2007.  Also right now we have an extremly low inventory and a lot of bid wars going on.  However, with that said, I think we still have a lot of shadow inventory and foreclosures coming on the market and we still have a lot of people underwater, and we still have limited jobs in the area as well...so I don't think that we are totally out of the woods yet.  We'll see how it goes though!
