I like to think that my clients are satisfied with great service and are very happy with their new home. I however, still purchase a gift for every single one of my clients, buyers and sellers.
I have tried to be creative, clever and even generous, however, the closing gift continues to be something that I stuggle with at the end.
What closing gifts have you given in the past that received the best response, and which didn't.

This is a great question. My wife Mindy and I make a donation to one of four charities that we support in the name of our clients. With that donation they receive a beautiful letter explaining what an impact their donation is having on the world, a tax write off, and an opportunity to continue to support that charity for the rest of their lives if they so choose. It is great for the client, because they feel great about something, and it is amazing for the charity as well.
We have done this for 5-6 years and it is one of the many things that still get us excited each and every time.

I have had great success with all kinds of gifts...I try to find something that I know my clients will enjoy based on all of our interactions. Often times it is a home depot gift card coupled with something a bit more personal...I like a front door mat with their names on it.
