By now, most people realize the power of video on the Internet: last year, 53% of all uploads and downloads on the Internet were made up of video content (Cisco stat). When it comes to selling real estate, video can be a powerful way of giving people an accurate picture of the property without them physically needing to visit it.
When creating your real estate video, here are five ways to make sure it’s a success:
1. Get your formatting right
Make sure that your video has the correct video and audio format (for audio, make sure that you keep it to two channels stereo). Here are some common video formats that most video upload sites support:
- WebM files - Vp8 video codec and Vorbis Audio codecs
- .MPEG4, 3GPP and MOV files - Typically supporting h264, mpeg4 video codecs, and AAC audio codec
- .AVI - Many cameras output this format - typically the video codec is MJPEG and audio is PCM
- .MPEGPS - Typically supporting MPEG2 video codec and MP2 audio
- .WMV
- .FLV - Adobe-FLV1 video codec, MP3 audio
2. Grab your viewer’s attention immediately
The first 10-20 seconds of any video are the most important in capturing someone’s attention. For example, don’t leave the best for last – showcase the best of your property in the first part of your video. So, plan the shooting of each room carefully and think creatively about the order of takes.
3. Keep it professional
With all the technology available in cameras and software today, more and more people can create fantastic videos without using a professional. You will however need to dedicate time to making sure you create a great video. Alternatively, if you are selling a listing for a large amount of money, it may be well worthwhile spending a few hundred dollars to get a videographer to shoot your property listing in the best way possible. see http://propertytube.com/us/find-a-videographer to find one in your area.
4. Write a proper description
You’ve spent time and money making a great property video, so make sure you take care to write a good description to go with it. Include details about all the important features that you couldn’t capture or place emphasis on in the video itself, such as distances to shopping centers and schools. These extra details can make a huge difference in the perceived value of your property listing.
5. Give a good impression
These days, most people want to know who they dealing with when buying a property. The best way to do this is to introduce yourself at the beginning or end of your video. Make sure you capture attention and speak in a clear and positive way. Consider learning a pre-prepared script so that you come across in a fluent and professional way. A great example is seen in this video:
