Short Sales and FHA 203k Loans....Real Estate’s Vinegar and Oil

 

Seriously, are Short Sales and FHA 203K Loans mutually exclusive?  Much like Vinegar and Oil, they will never blend together effectively?

 

Anyone who knows me, or my blogs, or my comments on the advice forums knows I am a HUGE advocate of the FHA 203K renovation loan program.  I really do believe home buyers, sellers, real estate agents and contractors are leaving a lot of money and opportunity on the table by not embracing and garnering knowledge about the benefits of the FHA 203K program.

 

I have been impressed with Broker Bryant’s insight and knowledge of the real estate industry since joining ActiveRain over two years ago.  Even more impressive is his willingness and desire to share his vast experience with other’s in the real estate industry.  

 

Recently BB shared a wonderful post on some very valuable tips for successful closings of short sale properties.  Now, mind you, I am not a practicing real estate agent (hey, I do have a California DRE license....I have passed the tests and taken the CE units....I am an “almost agent”, right????.....Hey, I am just kidding!!!!).  DRE License #01865815

 

What struck me on the post AND the comments was the example:  “If it needs a new HVAC system a Buyer will not be able to use FHA financing.Vinegar and Oil”.  

 

Think third grade and the smarty pants nerd who immediately starts squirmy in their seats and pumping their arms up and down frantically....”PICK ME, PICK ME, PICK ME!!!!....I KNOW THE ANSWER!  REALLY, REALLY, I DO!!!!”

 

But, no one wants to hear the answer from Ms. Smarty Pants.  No sirree....that property has a problem with the HVAC (Vinegar) and FHA (oil) is not going to mix with it at all.

 

BUT....BUT....BUT....What about a FHA 203K Renovation Loan?  Why not?  Why not even consider it?  Many, many 203K can close just as timely as any Conforming or FHA loan.  Heck, a complete new HVAC system would most likely fall under the parameters of a 203K Streamline (35K maximum, no structural work) and no GC (general contractor) needed.  A simple call to your local HVAC business, an estimate and an appointment for installation is pretty inclusive of the “fix”.

 

So, am I missing something?  Why would anyone want to risk losing a sale (or a purchase) over something as simple as a new HVAC system?  And, mind you, I am all over the idea of complete renovation projects to custom design property’s to the new owners specifications.  There IS a beautiful home hidden in some very ugly properties.

 

Sure, Oil and Vinegar do not meld very well; however, add a few herbs, salt and freshly ground black pepper.  Toss with fresh crisp romaine lettuce, heirloom tomatoes and some feta cheese and you will have a pretty awesome meal.

 

Try mixing your Real Estate Oil (Short Sale) with FHA 203K Loans (Vinegar) and I think you will be pleasantly surprised with the very tasty outcome....A Closed Transaction!!!!

As you know...I'm a huge 203K fan. The only problems I find is convincing the listing agent to take the extra time to get them done...but they marry beautifully with short sales. In short sales we have the time and don't have to worry about the inspection as much. Great combo

Sounds like a plan.  I think we will see more and more 203K loans, especially if banks begin to ease up on Short Sales.

Karen,  Yes, I do know you are a huge fan...in fact, your are my "Poster Child" in the Real Estate world.  I have been told that on the East Coast lenders and asset managers are requiring a 203K bid/offer to accompany any offer.  And, with the new changes to the FHA appraisal process (blog forthcoming, I promise), the possibility of work orders looms ever higher.  I certainly know you would not have lost a buyer or a sale over a HVAC!!!  

Gene,  Look for the 203k to become more and more important through the next couple years. Nationwide, they are up 28% over 2010.  I have some specific ideas of marketing them and working with clients that I am looking forward to sharing.  In the meantime, contact me anytime you have a question or a possible property/client.  I gaurantee you that the seven hours between us can be easier broached than the 90 to 120 days the big banks are taking to close these puppies.  LOL!

So are you saying that if the problem is structural you can't get a 203K loan?

Dee Dee:  Well, you've done it again ... provided an excellent testimony as to the usefulness of:  A. Working with a VERY wise and experienced mortgage lender ... and B.  the utility of a more "niche"-like product (the 203K loan).   Combine those two things and you have???  A successful closing!!  Well done!

Jane,  Thank you for asking....Absolutely NOT!  The Streamline 203K is for cosmetic fixes and does not allow for structural changes.  The Standard 203K will let you rebuild the whole darn house!!!  Love you new pic, btw.

Paul,  LOL!  Yes, they are much more time consuming; however, I really think the benefit lies in the relationships they meld.  There is so much untapped opportunity using the K.  Hope you are well!

Hi Deborah, just thougth I'd say thanks for the quality exchange on Trulia. I know you can't do loans here, too bad. I do have a girl that does 203K loans. As a matter of fact, she and I are having lunch tomorrow, technically today since it's after midnight. I'm going to start marketing Austin, Texas too since I have family and referrals there. I want to set up a system with Erika to service both markets for 203Ks. It's a complicated yet beautiful project. Erika used to work for custom builder, then with Primerica, now on her own. I like she's a woman entrepreneur, like me. I subscribed, BTW. Have a super evening.

Cathy, Good luck with your meeting! I had a meeting with a local agent last week and the dialogue gave me a BUNCH of marketing ideas for both listing and selling agents. I plan to put some of them to a blog post! I truly do believe K's are a source of great opportunity and really amazed more agents don't clamor to learn more!

BTW, your discourse on trulia was excellent!!!  The 203K is a natural marriage to your Green designation.

WE do many and I mean lots of short sale 203k loans with our lender partners. I have always found it odd that the most vocal opponents of the 203k when quizzed have never done one  or have done just one. WE have done thousands and find that if you go with newbies for all your services you are in for a rough ride. Just do you first one with a team of pros that understand the 203k, you will do fine. 

Don't get me wrong, we all were newbies at one time, just don't us a full team of newbies on your first one.
