This table shows the current real estate activity for Saratoga Springs Utah. There are some great opportunities for homes that are priced right! The numbers in the lower price ranges are seeing the most activity right now. Homes priced at or below $350,000 will see some good activity if priced correctly. This means that a home with 2,500 sqft, 3 beds, 2.5 baths priced at $335,000 is probably over priced right now. That home should be priced around $245,000 right now! I know, I know a lot of you are saying that's ridiculous! I say take a look at the market and see how many homes are for sale. The entire city is looking at around 18 homes sold per month (Including FSBO activity), and the market has approximately 434 homes to sell. To figure out home many months of inventory the city has to sell, just take the number of homes to sell and divide by the units sold monthly (434/18 = 24 months of inventory (2 years!!!)). WOW!!! What does that mean??? From a professional Real Estate agent's point of view, that means the majority of sellers are over pricing their homes. Once the sellers realize the disconnect between the sales price and the actual price, we should see a pretty big adjustment down in sales price to accommodate the market! For questions Call the
