If you are considering buying or selling Lake Winnipesaukee Waterfront real estate here is some information that you might find extremely helpful in your decision-making. 

 

 First, if you are planning to sell your waterfront property what you need to know is that it might take a while.  The average days on market are over five and a half months! Be prepared, and price accordingly.  If you don't need to sell, DON'T.  An overwhelming 167 waterfront properties have water frontage on Lake Winnipesaukee as of today November 16, 2007. Buyers have an abundance to choose from and if you plan to price your property high, don't bother!  It is not a time to test the market! Another property owner right around the corner from you is desperate to sell his or her home at a fair price.

 

 

 

Now, before I tell you what the median selling price is let me refresh your memory in case you forget your elementary school math. Here is the way I think of median:  Take all the properties and put them in a list.  The median would be the property(s) in the middle of that list. So, with that being said (not that you needed explanation but there might be one reader out there that does), the median listing price of a single-family residential home, seasonal or not, with owned water frontage on Lake Winnipesaukee in the stated period was $899,000. Buyers and sellers finally negotiated on a 9.12% lower selling price of $817,000.

 

 The average listing price (different from median) of a single-family residential home (not condo or land, we'll get to that at a later date), seasonal or not, with water frontage on Lake Winnipesaukee in the stated period was $1,229,095.  The average selling price was $1,120,814.   Buyers take note: That price has increased 28.64% in FIVE years.  In 2002 (from 11/1-11/1), the average selling price was $799,836. Not a bad investment!

 

The number of properties that closed on Lake Winnipesaukee was 111 properties.  That was down 21 from 2002 to 2003 when the market was considered "hot"!
