Where Lives Are Changed - El Dorado County Courthouse
 
Being a Realtor, I am aware of the of the foreclosure process to some extent. Where I live, the trustee sale happens on the El Dorado County Courthouse steps. Until today Picture of El Dorado County Courthouse - January 26, 2012.however, I had never been to the official steps where the trustee sale happens, ultimately where lives are changed.
 
As any agent can handle a Short Sale, we are trained and retrained in order to keep up with the constant changes in the Short Sale process. We know about the Notice of Default and the Notice of Trustee Sale. We are trained to do what we can for those trying to go the Short Sale route in lieu of letting their home go back to the bank.
 
Not any agent however, can list and sell a REO property. There is a much smaller number of agents that delve into the REO aspect. They work with banks on the homes that have not been bought on the court house steps by a third party so "go back to the banks" as REOs (Real Estate Owned). I am not an REO agent but in representing buyers, have helped many people put offers on these REOs and have had many close escrow. We are trained to work with them once they are listed.
 
Picture of the El Dorado County Courthouse Steps - January 26, 2012Today though, I went to the El Dorado County Courthouse to know what really goes on there. A family, I've known since the late 90's, was scheduled to lose their home and as hard as it was to go, I felt I needed to be there. This one hit close to home and I felt a sadness all morning like that in going to a funeral. It is apparent while showing REO homes, that some people don't have much vested and don't really care; but I know that is not the case with everyone, including this family.
 
As the time approached, a few fellow agents and I quietly waited inside the building out of the light rain that had started to fall. We waited past the official sale time but no one showed to start the auction. We finally found out that at least for this gloomy day, where lives are changed, this sale was postponed. For now, I can go back to my world where these REO homes show up on the MLS with no notion of the lives changed along the way. Where if my buyers are interesed in one, I will work as hard as I can to help them buy it.

DeeDee - I go to foreclosure auctions usually once a week. I work with investors, and time from time we buy at foreclosure sale.

It is not a funeral. Usually by the time of actual foreclosure it all subsides. It is such a long process. I usually do not see people losing a house. They rarely come, and when they come, they are checking whether the bid is higher than what they own, as in this case they can apply to the court and get the difference

DeeDee, I admire you for wanting to witness the process.  It is profoundly upsetting to know just how much people's lives are affected by this.

DeeDee, most of the homeowners of short sale and/or foreclosure have their  own stories, some of them due to medical issue, being laid off and others need  discipline in financial management.  In our area the Court Sales are online auctions.

I've been to foreclosure sale on the Courthouse steps here in Annapolis. I can't tell whether any of the people in the crowd were owners of the house. Most of the people look like investors. It's a sad process that goes back centuries.

Wow DeeDee.  Your description really painted a picture of a funeral or an execution.  I could just feel the cold rain and the despair in the air.  These are very sad occasions that we need to be aware of to fully realize what people are going through out there.

I'm thinking you might get a few more sales at the San Joaquin County Courthouse.  It was just a dreary day anyway because of the rain so it seemed fitting. I'm glad they got a reprieve for a few weeks.

I agree.  It brings it all closer to home.  It really seems final.  It's kind of like going to the grocery store and buying your meat all nicely wrapped.  It's another thing thinking about where it really came from and how it got there.

Most home owners I hear about would never go to the courthouse to witness a foreclosure because it would be too sad. Everybody else who is there is there to make money. It was nice of you to offer your support.
