Sellers WRITING OFFERS TO BUYERS!!! WHAT DO YOU THINK?

I have a listing that had a showing today.  I suggested to my seller that WE write them an offer. My sellers are thinking about it.  I told them it would be an aggressive approach and out of the box.  We can address their feedback - carpet, updating etc - in the offer.  What is the worst thing that could happen?  What if they counter?  Any thoughts...?

Well, there is a company that is town that is doing reverse offers. The Buyer Agent had me do it on one house and the they did in good faith. Then the buyer agent couldn't get his buyers to respond and it was his idea.

I got a call this week and an agent from another office asked me to do it. I flat out said NO, it didn't work and my sellers in the previous offer this summer were upset. So I explained my seller lives in Africa, she is negotiable and give us  an opportunity to meet any offer if they like my listing but no.

Sounds like it might work under the right circumstances but I would consider Missy's experience also.

Interesting concept that I honestly had never considered.  Would you do it for everyone who came through the house?  How do you know if the buyer has the least bit of interest in your property?  Just a few quick questions that come to mind.
