Radon is a naturally occurring gas resulting from the breakdown of Uranium in rock, soil and water.   Radon is radioactive and much like carbon monoxide is colorless and odorless and tasteless.  When out doors Radon Gas is relatively harmless, but when allowed to collect inside your home it can be very dangerous to your health.  So dangerous in fact that the Surgeon General lists it as the second highest leading cause of lung cancer with an estimated 21,000 deaths per year.

The good news is that Radon Gas can be re-mediated with specially designed, but simplistic and reasonably priced remediation systems.  And, when the Radon levels is found to be at or above 4.0 pCi/L, the seller is  responsible for remediation...at least here in Alabama.

Radon can be found all over the world and Alabama is no different.  Some markets do not require Radon testing or have Radon disclosures, but when buying a home here in Alabama I always bring up the topic and the issues of Radon and suggest testing always leaving it to my clients as a final decision.  A home inspector I like to work with, Steve Handback, HomeTeam Inspection Service also does my clients Radon testing.  He's certified and only uses the most accurately calibrated Radon testing machines available and I highly recommend him and I certainly recommend that you have your Alabama home tested.  Testing takes 48 hours and the cost varies, but should be around $150.  So if you are allowing me to represent you with the purchase of your new home, you can expect to have this conversation with me.

Great information here Nick. I always inform my clients about the dangers of Radon and recommend that they have a radon test performed prior to consummating any purchase.

Sound advice Nick and yet we do not do radon testing in our area. In fact even though every home is required to have a carbon monoxide detector they do not test for that either......

Al & Peggy-we don't do carbon monoxide testing either...I think Radon testing will eventually be required just as termite inspections are here.

George-I think it's an out of sight out of mind sort of thing.

Connie-there's a variety of systems that can be easily installed especially in new construction...sometimes with little more than a PVC pipe and blower motor run from a slab out through the roof.

Nick ~ Most people do not do a Radon test in our area but I do suggest them.  Did you know anyone can go to Lowes and get a kit and preform this test themselves?  I would rather have an Home inspector do it but some like to save money.  It is most common in tightly seals basements that does not allow the home to breath.  Relatively a easy fix with remediation but I would like it done before I moved into a home.
