Be a good neighbor - overprice your home!

In Macomb County Michigan there are a few things that you can do that will make you popular with your neighbors.









Be helpful to your neighbors. 

Keep the outside of your home well maintained.

Don't be the "nosy" neighbor.

Put your home up for sale and overprice it.


How does overpricing your home help your neighbors?  There is a simple explanation for this reasoning.  I, as a buyers agent, will show my buyer clients the comparable sales for your neighborhood. It also means that my buyers will be well educated as to the value of your neighborhood. 

When you've overpriced your home for the current market my buyers will look at the home a few doors down the street from you and make an offer on your neighbors home.

Can you see now how happy you've made your neighbor?   They have sold their home and are now moving on with their plans.  Your home is still on the market making other neighbors happy with your decision to overprice your home for the current market.

Kris, I love this ! I have told me sellers that before, pricing your home high will sell every other houses in the neighborhood because the buyer will think they have a great deal.

Suzanne:  Thanks.  Sometimes we need to be blunt to truly be of help to the sellers.

Missy:  It's hard for them to comprehend sometimes.  I've said this once to a seller when asked why 2 homes in the sub sold and not theirs "Go ahead, be the good neighbor."  Price reduction that week and a week later theirs sold.   GO MICHIGAN!!  Have fun at the game today.

Kris--I wonder how we could convince the neighbors to get on board with this one? Let them know that they will never get a showing if the price is too high? Funny how some people do this with no coaxing at all...not my listings, but there are agents out there that work into your plan. Good post!

Danielle:   I've said it to a seller and it's the one thing that got through (about overpricing.)

Teri:  The sad thing is the overpriced home in the sub may get showings, but it won't get the offers when it's priced higher than anyone else (and higher than what it would appraise for..)  In essence, they are truly helping their neighbors homes look awfully darned good!

Aren't we working for the sellers? Since when did I get hired by the neighbors to list a house?  In a market this competitive I prefer to price  ahome to sell.
