Real Estate Brokers Are Joining Forces To Refuse Listing Syndication To Marketing Sites Like Trulia, Zillow, etc.

This is absolutely way past due.  Sites like Zillow, Realtor.com, Trulia, Homes.com, etc., have cropped up to utilize our listing data to generate leads which they then sell back to other real estate agents who pay a fee for them.

As you can imagine, most agents know more about their listings than any other agent and as such, and his/her marketing on the internet and other places should lead the potential buyers back to the listing broker.

One of the newest brokers to adopt the NO LISTING SYNDICATION to scraper sites, is ARG in the San Diego area.  Congratulations to them for stepping up to big business and saying "No" to them stealing out clients and treating them like a commodity.

Let's keep this in the front of mind for everyone out there. Suggest and reblog this with your own views on the subject.

Cameron: This is a great subject to get a discussion started - I totally agree that the Realtor community needs to take a stand on this - things need to change.

Cameron, good to see an office in California step up and tell these sites to step off. I agree it's unfair use of the listing broker/agent copyright materials, and incaccurate data. We are held to a higher standard in our MLS, why shouldn't these sites be as well? suggested,

Hi Pamela - Thanks for stopping by.  It's not right that the first contact the client might have in searching for assistance, is a site which neither is owned or employed by licensed agents or brokers.

Hi Cameron,  I'm happy that ARG in San Diego is making a stand.  But syndication is a double edge sword.  I agree that selling back leads siphoned from our MLS data is bad. However, syndication for listing agents is a great way to get the word out about our listings.

Hi Ron - I hear what you're saying, but buyers interested in homes will find a site that has access to them.  When Zillow, Trulia, Homes.com, and Realtor.com were not on the internet, the buyers would be patronizing websites of ACTUAL REAL ESTATE COMPANIES AND/OR AGENTS.

If I'm sitting in front of my computer, I can find a realtor website just as easy as finding Zillow, Trulia, or Realtor.com.  There's 100,000 times as many.

P.S. Syndication to other agents sites is perfectly fine, as those professionals are licensed agents/brokers.

If the best source of information is the listing agent what about buyer brokerage.  How do you see that working? What about choices for consumers?  What about name recognition for relocating buyers who know the names Trulia, Zillow and Realtor.com and haven't a clue about local companies?  Just askin -

Easy questions... easy answers Miriam...

The listing agent is absolutely the best source of information for the listed property (short of the home owner).  They have a relationship (business or personal) with the seller and have seen inside the property.  Where the buyers agents and buyers agencies provide a choice of agents for consumers, those agents need to be trained and effective at asking the right questions and obtaining a good picture of what the listing agent knows.  (Not sure why you would ask this question Miriam... If you didn't have a real estate license, I'd guess you'd be talking directly with a listing agent on a home you were interested in buying (and if you wouldn't, I'd question your real estate expertise).

Relocating buyers who have name recognition of Trulia, Zillow, etc. are misguided as only the local MLS in any area will have the most accurate information.  If their comfort is with the scraper sites, they are likely in need of a knowledgeable agent/broker.

Hey Ron - Just to expand on our earlier discussion.  When you do a search for real estate related companies, homes, agents, or brokers, you likely see the big marketing sites (Zillow, Trulia, Realtor.com, etc.) right on top, and then tens or hundreds of real estate agents or brokers websites below that.

If the big marketing sites were not there, the first thing the searching party would see would be a site of a licensed real estate agent or broker, right?

So, losing Zillow, Trulia, or Realtor.com wouldn't matter in the end.
