Sharing Ideas

I would love to see brokers get together and share ideas for a better community partnership. We could all share ideas from coast to coast about what does and does not work.

Just a few questions:

1. What percentage of print ads do you use compared to online advertising?

2. Does anyone have any luck with the just listed  or home values company 

3. How many websites does a brokerage have these days?

4. What do you feel is the best marketing tool in your brokerage?

I think Active Rain is already doing a good job of that.  I am learning a lot from this site. 

I think the website is the best marketing tool today.

AR is doing a great job of that in cyberspace. Unfortunately, locally there is a bit of tension...brokers calling other brokers liars...basically bad bull. Too bad.

We are giving some serious thought to some reduction in print ads.  However, I think we will remain with the color monthlies - just for exposure/recognition - not so much that they are generating tons of business.  The ad lady at Los Angeles Times Classifieds is very nice, but I am bidding her farewell.  :-)

I personally detest lead generation companies such as House Values, and would avoid them like the plague.    Do a blog search here on AR, and you'll find much has been written about them.

We are a small independent real estate office.  We have had a primary web site since 1996, in 2006 we added a new listing "hotsheet" blog, and a community blog.  Plus presence on LinkedIn, Facebook, and of course, here on AR.

Though I still think one of the "best" marketing tools is getting to know people in your neighborhood face to face.  Be active in community stuff.  :-)

I tried justlisted.com. I used it for a year. I received a lot of leads, but not quality leads. I sell in a beach community and most of the leads were people just dreaming of living at the beach with no intentions of actually moving. I still have those leads and keep them on a drip email, so who knows.

Active rain is the place for this.

To answer your questions:

1. I do no print ads in publications, I target mail, work my sphere and work on my web presence.

2. No luck with those companies.  I can generate my own GOOD leads for much less.

3. My brokerage has one website, I personally have 5 websites (one in progress)  www.panamacityhomesource.com   www.panamacityhomevalues.com   www.panamacityhomeshopping.com www.panamacityfsbosource.com  and www.knowpayneknowgain.com which is being built by #1expert.

4. Prospecting is my best marketing tool.   I do direct mailers, they are the most effective other than door knocking.

Just Listed/internet leads - I love them

First deal was 3% on a 1.4 million = $42,000, then listed their house, sold and resprented buyer and seller, listed the buyer's home and represented their buyer, so let's see that's another $22,760 and $18,360 for a total of $83,120 on one lead!

Current escrows from internet leads, 3 new homes, 3% on 1.2 million, 5% on $315,000, 3% on $330,000, resales = 3% on $310,000, 3% on $440,000, 3% on 2,650,000, and 3% on 1.080,000 .

I am sold on internet leads.  They work if you do but you have to have a good system in place.

The problem is that most agents want an instant deal. Internet leads have to be farmed just like geographical farms. Providing people with information and doing it quickly is the key to working internet leads! And don't delete the leads you get from a Mr Smithers or Donald Duck, they may eventually give you their real name and number once you gain their trust. We never delete an internet lead, unless they use foul language, otherwise they are treated just like everyone else.
