“Wow, Buying a New Home is a Lot of Give and Take”

 

There’s something pretty profound in that statement, and no doubt something many buyers have discovered.

 

Some have not.

 

Searching for Homes in Carlsbad CAOne of my clients just said this the other day. Thank goodness it was part of the reality.

 

As real estate professionals dealing with numerous people looking for a new home, whether their first or not, we know that there are always trade offs.

 

“There is no such thing as a perfect home.”

 

How many times have we quoted that to clients, or at least thought it?!

 

Every buyer starts out with a list, written or in their head, of the things they want in their home. It may be realistic, but so often it’s pie in the sky. In any case, it’s their reality and one has to deal with it.

 

Budget versus reality - what CAN you really afford?But over time reality sets in and they find that there is a discrepancy between reality (that nasty budget) and what their dreams are. A choice must be made, like it or not.

 

Recognizing early on that there ARE tradeoffs, that buying a new home IS a lot of give and take, can save a lot of angst and frustration.

 

Or it can mean never finding what you want for you price you can afford, because you are not willing to give and take.

 

Does this mean you should not dream about that ome you would love to have?

 

No. But there comes a point when reality has to become part of your search, or you are likely doomed to fail.

 

It’s not really any different than shopping for a car, a computer system, jewelry, or most anything else. More often than not, there IS give and take.

 

The question is…can YOU recognize this, or are you going to ignore that life is, so often, being able to give and take?

Jeff - it is especially obvious when selling condos. There are aleasy restrictions and limitations with condos, and when people spell all what they want, I know that there is nothing to offer them. And it is difficult to explain. A line of wants like:

oceanfront, indoor pool, steam room, built after 1990, and the answer is - none. Without sacrifice, you will not be able to buy.

Buyers eventually come to the realization that they can't get everything they want in a home.  But they can find a home that has many of the most important things they want in a home and that will be enough for them.  We help them to become realistic in their wants and desires.

Jeff, I have found that selling homes is more like a love affair. We describe the perfect mate..height,build, education, background, type of music, similar views and then we are hit with Mr or Mrs Right who does not fit our idea of that perfect mate. But the chemistry is there and nothing else matters. We are in love.

Very well said, Jeff.  I don't think anything in life is perfect, so we need to find a way to get it close.  And that means giving up a little of our ideals. If we do that, we may actually find as close to the perfect home as possible.

Jeff, we have all had clients who do not realize this at the beginning and some it takes longer to digest than others...it is the working relationship that hopefully finds a way to reach the compromises needed...

Hi Jeff, looks like it is the same all over! Buyers do have an idea of what they want, then they have their budget. Often the two do not add up to the same house... it sometimes is a long lesson. But... it is a give and take situation!

It certainly is.  It always was, but even more so today.   Keeping that in perspective will help you get a new home or sell your existing one.  

Folks that want to make it an all out win for themselves are missing the point.  Give and take will make it happen.

Jeff, we are live in the world of second best, especially in this new landscape of real estate. I think more buyers and sellers can see perfection is nearly impossible to find and the smart ones know not all homes are perfect. Those buyers are off the fence today taking advantage of their local markets and low interest rates. Good post!

Jon - "without sacrifice you will not be able to by" - so true. THe more parameters there are the fewer the options, and perhaps there will be no options at all.

Evelyn - indeed, that IS part of our job. I like to tell people to think about it like this - there should be more checkmarks in the plus column than the minus

Sharon - absolutely. There are tradeoffs both for buyer and seller.

Paula - I especially like it when people realize this up front. Sometimes it takes quite a while before reality sets it.

Yes, give and take is the name of the game, and it's called negotiations which can also turn ugly if one party is a bully and wants everything his way or the highway. Even if the transaction closes, everyone leaves with a bad taste in his mouth. We just have to assure everyone that they've got a good deal -- and in that case persuarsion is the ultimate skill.
