In the previous Market Report about Buckhead Atlanta GA, we looked at the days on market for the two main zip codes, 30305 and 30327. What is the difference in the two areas? Perhaps the size of the lots on which the homes are constructed. What are the commonalities in the two areas? Both offer what one might be called prestigious addresses and both are composed of active neighborhood associations.
In a general sense, the homes in both 30305 and 30327 began their "lives" as summer homes during the nineteenth century for those who lived in the center of Atlanta. The homes then progressed towards large permanent homes as the twentieth century began. In 30305, bungalow sub-divisions developed during the early twentieth century. Shopping developed along the main street - Peachtree Road. The official residence of the Governor of Georgia is in 30305. The Atlanta History Center with its famous house museum, the Swan House, is located in 30305. Bobby Jones Golf Course is located in 30305. The area is in the central and northern part of the City of Atlanta.
After the previous post, readers asked if the days on market were affected by the differences in prices. Detached single-family homes in this area range from the low hundred thousands to $15,000,000. For the purposes of this report, price ranges from $250,000 to $1,000,000 were analyzed. The data to investigate the question came from FMLS statistics. As the Graph below will illustrate, across all three price ranges, no large differences in the days on market occured.
