My Sellers are Throwing up, And You Still Want A Showing?

By the sound of his voice I knew something was wrong. My client was calling to request no showings for the next two days. Fearing he was upset, I asked what was going on. It seems his family had been hit by the stomach bug that has been going around.

The night before had been spent trying to nurse his kids, and pray to the porcelain gods himself. All in all not a fun time. Relax, get better and call when you are ready to return to the land of the living. No showings until further notice, or so I thought...

Later in the day an agent called on the subject property. She had a client who was interested in the "sick house". After explaining the situation we agreed to schedule once the bug had passed.

A few minutes later she called back. Even with the chaos at my listing the client still wanted a tour, right now! I like to envision my client's house as a scene from the TV series MASH. Why on Earth would an outside what to intrude on that? The agent seemed relieved when I denied the request. As a buyer's agent, would you tour a home cursed with the stomach bug?

As much as I preach to my clients that people cannot buy what they cannot see, sickness is a fairly compelling reason to suspend showings. The other agent is pushy and rude in my view.

Our buyers expect us to make that call to push the envelope but I personally wouldn't want to risk it. I can't afford to be sick.

As much as I might want to sell the home I would not if the seller had sickness in the house. Now if it was something that was not contagious such as morning sickness or the after effects of chemo then I might think differently. How well could a house show really with the smell of vomit in the air?

When I was 14, we sold our house. There was one weekend when we were all sick in bed. That was the day wheere are buyer came in to see the house. He loved it, and made an offer that night!

Doug - I would not be interested in showing the house with everyone in it sick...I am sure it did not show well and why would I want to show it with the sellers at home?  I would have to say NO.

No and I would not ask to show it if I had a crazy client who wanted to.

Doug, I'd prefer not to show the home where anyone is sick. Not a good idea...

The buyers agent lack of experience contribute to such a uncomfortable dilemma. . .controlling your buyers in the right path is the sign of experience.

I would respect their request, at least they told you in advance. It is worse when an agent walks in a house with buyers and the sellers announce that  they are all sick with the flu. I had that happen to me last weekend, gee thank you very much!

That is ridiculous.  I say this after just getting over a stomach bug, both my daughter and I.

No...I would not take my buyer on a tour of that house.  It would be inconsiderate to the poor sick homeowners, plus I would not want to catch the virus and pass it on to my family.  Sheesh.  Life happens sometimes and you just have to deal with it.

If a situation is serious enough for a seller to request no showings for a day or two, then I would honor that request for the sake of all parties involved. If I was representing a buyer I would not push for a showing knowing these circumstances and I would ensure my buyer understood the situation and rationale.

Doug, your clients did the right thing by taking the property off the market while the bug is going around. As a buyer's agent, I would have recommended to pass and look at the property when everyone got better.

You really have to wonder what happens during the translation, don't you?  You know what you said to the agent, but you have no idea of what she said to the buyer, and why she was asked to call back.  You would think that if she had been as firm as you had been, there would have been no appeal.

I have never run across this scenario - what a crazy business we live in.  What was weird is that the buyers agent didn't have control of their buyers - why call twice?

Hi Doug. There's a thing called decency and consideration. I mean really, put yourself in there shoes. If your family was sick you wouldn't want anyone around, jeez. What happened to human dignity?

I'm literally commenting with a pile of tissues & medicine next to me, and a trash can next to my bed. Coming from someone who is sick, call and want to see my house right now and I'll throw these dirty tissues at you ; )

Doug:

I feel sorry for your client.  What an imposition to request that a sick family show their home.  I hope all went well and you were able to put the showing off a day or two.

Wow, the crazy thing is I had a client that had just walked in the door from the hospital after delivering a baby and an agent insisted on showing the property.  My client was crying as her husband said lets let 'em look.  The next day we got an offer and it sold!  I guess you never know, I wouldn't want to show a property where the stomach bug was going around though :)
