When considering you search for a property manager for your home or condo in Branson Missouri, there are some questions you should be asking when doing your research. You would be surprised at some of the things that I have heard from clients moving to Investment Brokers Realty from other firms.

The very first on your list should be what is your cancellation policy?

I have heard people telling me that they have been told the only way they were able to cancel was by giving 90 days written notice after their property had been vacant for 3 months, or pay 6 months worth of management fees as a cancellation fee. Can you believe THAT?! That is sounds absurd to me. I understand a company wanting a certain amount of time to get a new property leased if they are putting money into advertising and promoting the property. Can you imagine having you home sit vacant for 6 total months before being allowed out of your contract, or getting 2 months in after putting in your 90 days notice only to the company finally find a renter. Then you are stuck in with the company you are already not getting along with, because they won't let you cancel while they have it rented.

Secondly, what kind of charges are there if something needs repaired?

It seem simple enough to me that you would pay the bill for the vendor that did the repair work, and there your management company would try to get you the best possible deal. Here again it doesn't make sense to me but I'm hearing that companies are charging a percentage of the repair costs as a fee for having to take the time to send someone out?!!

Next, do you have to pay a lease resigning fee if someone decides they want to stay longer than the one year they had on their lease?

What!!!! Are you kidding me? you are already paying your property manager monthly. Why should you get charged $200 to half a months rent for the hour or so it takes to type a new lease and have the resident come in to sign it?? Unbelievable!

I've never subscribed to the RENEWAL fee theory...I want them to stay AT AN INCREASED RENT * usually 1/2 of what I will get for a new resident
