The application process is key in renting any commercial or residential property. A home owner can spend thousands fixing up the property, advertising, hiring a property manager, and ultimately if everyone does not do their job properly, there is a chance of the dreaded Unlawful Detainer. At HomePointe we try to limit the risks an owner would have to take to rent the property, and in a timely manner. Applications should be looked at from a view of the owner (with respects to fair housing). We set qualifications for a property giving prospective applicants an opportunity to review their application and what might be hindering them from renting a property. We encourage them to also fill out a cover letter if there is anything we might find and be worried of, when reviewing their application. Full disclosure is key and shows an owner or property manager that although the app may not be perfect, the new tenant tells the truth and understands what may be wrong. As a property management company we then have opportunity to give the applicant the best chance they have in renting the home. On the other hand if there are incorrect phone numbers, can't get a hold of rental verifications or employers, it's hard not to assume the applicant is trying to hide something. So applicants must be truthful, giving them the best chance to be approved in the rental process.
