30 years ago, when I first went into Real Estate full time, at a training session, my Broker told us to create a Sphere of Influence.  Homework assignment: The list must be a minimum of 100 people.  Then he went on to give us suggestions.  Your mailman, your attorney etc etc.  

I was stumped and felt I didn't know that many people. Well...by that time, I had only spent a few years in the restaurant business and all I knew were waiters, waitresses, a few vendors and that was it.  All the people I knew from my youth in growing up, lived in another part of the country.

 

By the next day, I had only had a list of 9 people, so he said "Imagine if you were creating your "Wedding Invitation" list.  THEN, I got the 100.  Over the years this list has grown to several hundred, but I kept "In Touch" with that core.  Not often enough, mind you and not consistent but I DID send out either a Thanksgiving, Christmas Card or a New Year card along with a periodic "Newsletter" thrown in.sphere of Influence

Fast forward to this year.  We just closed a transaction for a girl who said, "Bruce, at my work there are PLENTY of people who are agents, their spouse or relative is an agent and I get people hounding me all the time.  But then, you have not pressured me over the years and EVERY year, you sent me something to keep in touch."  She was one of my 'cocktail waitresses' way back when, who has now spent a career with the Federal government, so this 2012, I helped her in her FIRST purchase!

BOTTOM LINE: go back, review and make contact via Phone, Email, Snail Mail, in person visit ask for business, referrals.  You may be surprised to find you have a new listing or a new buyer.
