Any of you who have seen the movie A FEW GOOD MEN will remember the scene where Tom Cruise is grilling Jack Nicholson on the witness stand.  Finally, out of frustration, Nicholson shouts, "You Want the Truth?  You can't HANDLE the truth!

Well, many Realtors® feel that YOU can't "handle the truth".  They are reluctant to tell you for fear of losing the listing.  Really, it's not their job.  Their job is to market and sell your home.  It is the Professional Stager's job to get your house ready for the market.  And to get it there, you need to know the facts.  I think you can handle the truth-and here it is!

•Ø      The truth is. . .

      . . . Most wallpaper needs to be replaced.  With rare exception, it dictates the style of décor. 

Let the new owners choose their own style.

•Ø      The truth is . . .

. . .  Fresh paint is the least expensive and most dramatic change you can make to a room. 

 Keep the colors neutral (not boring) and don't le the current color limit decorating choices.

•Ø      The truth is . . .

. . . Carpet needs to be

•a)      clean and in good condition

•b)      neutral in color

•c)      if it has a seam, (like between two rooms) consistent

By replacing carpet not meeting the above criteria, you have removed a point of negotiating.  When you are in a negotiation, you run the risk of loosing money.

•Ø      The truth is . . .

      . . . Rooms should be light.

Natural light is best.  Don't be afraid to open or remove window treatments.    When natural light isn't available, make good use of lamps.  Remember to create triangles of light.

•Ø      The truth is . . .

      . . . Rooms should be crisp. 

If you need to rent accessories to make it that way, a Professional Stager will have inventory available for your use.  In the Master, it is often a wise investment to purchase new bedding.

•Ø      The truth is . . .

      . . . (Okay you've heard this before-but it's true!)  "Clutter Eats Equity!"

Remove excess furniture; pack away out of season clothing and collections. 

•Ø      The truth is . . .

      . . . Sensitive areas have to be addressed.

Whether artistic, religious, or political in nature, controversial expressions should remain personal.  If there are odors present, they must be recognized and   addressed.

Well, can you handle the truth?  For your property to be truly market-ready, you have to!  And don't forget, professional stagers are there to help. . . .

The truth is...what a great post!  As a Realtor and a professional Stager, I do find it harder to tell my own clients the truth than other agents clients.  I liked your analogy.

Great post.  I'd like to print and hand it out!!!  One of my favorite pet peeves, colored countertops and colored tiles, yuck!  Difficult to change.

Nicely done! Ufortunately, convincing sellers isn't always that easy (and some just can't afford to make all the necessary changes), but doesn't take away from the validity of your points.  Have to save this page and use it in PP listing presentations . . .

Thanks for all the comments.  I think we are all on the same page.  The truth--told diplomatically--is the best policy.  Of course, not everyone can afford to deal with all the issues, but they should be aware of them.  I also suggest that they get estimates (which are free) for things they may think they can't afford.  Sometimes they are pleasantly surprised!

Kathy Clulow- WOw had to go back and read your comment, it is profound and a huge topic really.  Realtors who just price it lower to make up for the wallpaper or other defects...I find it amazing that they would take the easy way out and not tell sellers the news anyway and let the seller decide.  After all it is the seller's bottom line that is affected ultimately not the Realtor's.  Who am I as a Realtor to decide that you may not need that extra $10000 or $50000 that staging could bring you just because I don't want to offend or are too afraid to speak the truth?  The buyers will speak the truth but you'll never know it as they'll just ignore you and not make offers.

Even if the market is such that they would not get more money but get sold quicker or sold when others sit on the market, that is the seller's decision, not mine as to whether to stage.  And a quicker sale is more $$$ as it stops the bleeding.

I ask them if they would want me  to tell them the truth, even if they may not want to hear it?  What seller would say no to that? If they want my professional opinion they will get the truth.  Well the truth is that you need to remove the wallpaper...etc.   Thanks for getting me riled up about this.

 Hi Kim... even though the truth seems obvious, I guess it isn't to everyone. That's an excellent list of truthful points for homeowners that you've given. I haven't seen wallpaper in many, many years... I'm surprised anyone still uses it. Later...

As a Realtor, I'm glad to have the stager tell them the truths.  It acts as a reinforcement to what we may have already said (or at least hinted at).
