WHAT IS THE FINAL WALK THRU?

LOUISIANA BUYER'S HAVE A FINAL WALK THRU 5 DAYS BEFORE CLOSING

Prior to closing on your Lake Charles Louisiana home, the Buyer is entitled to a final walk through of the house they are purchasing.  The Final Walk through is the opportunity for the Buyer to review the house again and inspect repairs that were made during the inspection period and to make sure there has been no damage to the house.

If a home has been vacant anything can happen, there could be a broken pipe, water leak, broken window etc. that no one may realize.  The final walk through is the chance for the Buyer to make sure that the house is still in the same condition as it was when the Buyer entered into contract.

Sometimes when purchasing new construction, there will still be a “punch list” that needs to be addressed.

In Louisiana, the final walk through can be done anytime within five days prior to closing.

Getting results w/ knowledge & know-how!

A final walk thru is a simple yet terrific way to reduce anxiety at the closing table... Everyone can be assured that all is fine or issues can be addressed accordingly. I try to have my final walk throughs as close to closing time as possible so we all can be sure things are in order when we're "at the table". Nice post!

Marilyn, it is a key event that must happen. Just last week my customers made an offer on a house they hadn't seen in 6 months. There was a big cost reduction and they quickly threw out an offer, recalling their love for the house. However, when they came to see the house a few days after their offer, they saw some things had changed. Good thing they noticed them before moving forward.
