Sellers of Short Sales what you should know.

So youve had a few agents out and there has been some talk about selling your home as a Short Sale. You think that you have this short sale stuff down cold? Really ? Here are a few things that might not have come up in the conversations that you have had about selling your home Short.

Short sales must go through an approval process. There will be a lot of people involved along the way to that Short Sale approval and eventual closing , that is if your fortunate enough to make it. One such person will be the BPO agent. BPO stands for Brokers Price Opinion. It is much more detailed than that of a CMA or Competitive Market Analysis and a lot less detailed than the Appraisal. As the name implies it is an Opinion.

If youre a Seller you should know that know matter how good you believe your agent is the lender will still reach out for that opinion of value from the BPO agent.

The BPO agent will base there opinion of value using Current properties on the market, and recent Sales from a fairly tight geographic area all tempered by a a long list of the lenders guidelines. Square footage is one of those guidelines on the list.

Now some time ago in Portland Oregon the MLS decided to include all Square footage into the size of the home. Yup that includes Basements finished or not. Garages are not included. But did you know that a finished basement or even a finished lower level in a Daylite basement is not seen as living area or fully used in a BPO.

BPO standards use what is known as GLA or Gross Living Area which only uses liveable square footage above grade. Any lower level square feet may or may not be used as contributing value but not as a direct comparable for sturctures.

What that means is that if you have a 2000 sq foot home with a daylite basement havng 4 bedrooms and 2 full baths where two of the bedrooms and one of the baths is on the lower level in the eyes of the lender you have a 2 bedroom 1 bath 1000 sq ft home and all of the comps should be within 20% of that.

In addition when the BPO agent is looking for comps for the most part we do not use Short Sale Listings and in many cases we are not allowed to use them even as Solds.

Herb, the methods used in Portland probably will differ to other parts of the country. Here in S. Florida as an example use Under Air and Total Sq. ft. Certain price points are all Short sales or REO, so the BPO agent has no choice but to use those as solds.

An adjustment can still be made for a finished or unfinished basement, and that does help to up the value. In our area, a basement isn't a common feature, so if a house has one, that is considered a superior quality.

The problem with short sale BPOs in our area is that some agents that are doing a lot of them, also list REO properties. They are coming in with high values on the short sales, and so the properties are going on the market above market value or at the top. This is done in hopes of getting the listing when the short sale fails. It's really a shame that agents want to continue to help keep sales prices down in an area, and not help out the consumer with a fair market value.

It is mostly about the money. At the price point of a BPO the lender can afford to have more than one opinion of value to help establish an evaluation. There are adjustments used in the BPO and for the most part agents completing them do a pretty good job. The appraisal of couse is the definitive answer for most lenders but even then it has become quite common place to get more than one appraisal.

I am sure as well that in the last few years there have been many new rules established by and for lenders in regards to eavaluating property for the investors who's money is at risk.

You sound like the local short sale realtor to go to in Portland.  Getting the word out to the distressed sellers is critical for us to rebound in our markets.

Herb now I have noticed that Banks are using more than one BPO agent at the same time. I went to one "outside BPO" and there was another agent doing the same thing:))) we had a good laugh!

I am currently doing a Commercial BOV. The property is listed, when I told the agent of the order request she almost exploded.

She said that there has been two BPO's and two appraisals already.
