No doubt people will get a better buyer and or seller experience from one who knows the local market.  It's kind of crazy the amount of people who have friends in a certain State who will use them just because they are friends, but their friend has no knowledge of the actual area.  

They can still earn a referrral fee and the buyer or seller can get expert service :)!

I've always maintained that no matter what you're selling, be it ties, widgets, or marbles, if you don't know your product inside and out, you can't sell it effectively. Know your "back alleys" agents!

Toni, Get enough transactions and there's a point at which new situations become more and more rare.  Drawing on past experience we know just what clause to insert to cover our client's needs.

Roger, We've been here long enough to learn a lot of the hidden paths :)

Brenda, While it's not necessary to have an agent live in the same subdivision, at least have someone local enough to know the local news.  Schools, entertainment, what's coming and what's just a rumor.

Craig, True!  Many of the principles are the same.  Our product just costs more than most sales people offer :)

Anita, One of the pluses to market reports and working expireds.  We watch what is happening to our market and inventory.

Love the title!  People don't realise how localised doing real estate is, that you do a dis-service to your client when you don't know the ins and out of neighbourhoods and the real estate rules of the game that goes along with that specific territory.
