YES! You Can Buy A Home in the Greater Sacramento Area Home With Little to Zero Down Payment!

Buying a home with low to zero down is the easy part! It's finding a home that can be the difficult part in today's market. Our inventory's are at the lowest level since 2005!  If you know anyone that has been thinking of selling, do them a favor and let them know that now is the time! 

How can you purchase a home with little or zero down? There are a few ways...

CHDAP - California Home Buyer's Down Payment Assistance Program : This is a loan up to 3% of the purchase price that can be used for down payment assistance or for closing costs! It is a FHA loan so there is still 3.5% required down. All but 1% can come from this program, they do require that you have 1% of your own money down. This loan does not have to be paid back if you keep the home for the 30 years, if you refinance or you pay off the loan you will have to pay a low simple interest loan back to them. There are income restrictions so be sure to ask about them.

USDA : No, it's not just about beef! The United States Department of Agriculture has a program that offers a zero down, 100% financing in rural areas. In Sacramento County the areas of Galt and Wilton are included. In Placer County, you will find Lincoln, Sheridan, Auburn and several others. All of El Dorado county is covered. We do have a list of counties and areas that are covered that we can email you if you are interested. Or you can visit the USDA website to find out more information about the program and to see if you qualify. 

VA :  For our vets we do have the VA loan. This is a 100% financed loan, zero down. Couple that together with a seller credit for closing costs and it is possible to get into a home with NO MONEY down!  Becasue this loan has no mortgage insurance it makes it one of the most affordable options.  All veterans must qualify, the loan is not for all military veterans. Gift Money : If you have a family member that loves you, they can gift you the required 3.5% down! :-)
