Fatal Mistakes Agents Make on Social Media - Listening to the SEO Expert

By
Real Estate Agent with Berkshire Hathaway HomeServices Verani Realty

Don't Listen To The SEO Expert

It's simple... the SEO Expert you hired is most likely not a licensed real estate agent and in reality has no clue to the licensing regulations, the Code of Ethics, Fair Housing, Steering and other regulations that govern the behavior of real estate professionals.

Listening to that SEO expert without taking into consideration the rules and regulations that as licensed real estate professionals we have to abide by and of course  we know that Article 12 to the NAR Code of Ethics applies to ALL REALTORS no matter what state they live in and while laws differ from state to state the codes does not.  Listening to them might get you in a lot of trouble!

The SEO expert is well meaning but....

Their job is get you found and rank high on search engines... that is what they know and do best BUT you need to use some common sense!!!!

I always leery of anyone who calls them self an expert - even real estate agents.

The guru's charge a lot of money and indeed are good at what they do but it's your responsibility to know something (actually as much as you can about the subject) so you can guide the guru to make sure he does what you really want and need for him to do.

It just takes a little common sense.  As Realtors we know (or should know) what we can and cannot say.  If you can't get it right on your web page, what are you saying to your clients?

When you want to take a cruise, need some blue green water in your diet. You are going to spend night after night on the lap top to figure the air fare six ways from Sunday. To decide on a TBA status to upgrade and move up the floors for no extra charge, a better cabin. SEO is the same way. You and I are going to work round the clock to get the real estate listings, area information broadcast coast to coast. All the time with greater reach, frequency. Love the SEO emails that say they could not find you on line and your site needs help when the Google Analytics, search after search on a slew of SE queries shows your work wall to wall on this, this, this term.

You are ultimately responsible for the content of your own site.

That said, how many complaints is anyone aware of?

I've seen lots of violations and know of some complaints. I also think the regulatory bodies are getting up to snuff as far as Social Media is concerned and actually starting to look for violations.

Monika great point.  I am sure that every Realtor would love to be number one on every search, but if the way it is done gets you in trouble, than it is not worth it.

Great video with excellent advice.  And a good reminder to double-check the rules that govern our markets to make sure we are all complying.

Monika this is great advice,it is so easy for an agent to focus on ranking and forget about some of the regulations.   For example getting called on the carpet for steering would not be fun.
