January Property sales were 14, up 40.0% from 10 in January of 2011 and 54.8% lower than the 31 sales last month. January 2012 sales were at their highest level compared to January of 2011 and 2010. January year-to-date sales of 14 are running 40.0% ahead of last year's year-to-date sales of 10.

The Median Sales Price in January was $259,450, up 4.2% from $248,950 in January of 2011 and up 21.0% from $214,358 last month. The Average Sales Price in January was $257,431, up 9.4% from $235,340 in January of 2011 and up 17.0% from $219,976 last month. The January 2012 Average Sales Price was at the highest level compared to January of 2011 and 2010.

The Total Inventory of Properties available for sale as of January was 121, up 5.2% from 115 last month and down 1.6% from 123 in January of last year. January 2012 Inventory was at a mid level compared with January of 2011 and 2010. The Average Days On Market for January was 43, down 23.2% from 56 days last month and down 56.1% from 98 days in January of last year. The January 2012 Average Days On Market was at its lowest level compared with January of 2011 and 2010.
