Housing in London continues to climb in value but compared to the national average it is a bargain.  London is 33% lower priced then the national average.

London will see steady growth, no dramatic spikes in the short term, which makes it a great place to invest long term.

 

London's local economy is diverse and strong and the city is posed for increased residential growth.

 

London's hot housing market will cool slightly in 2008.

 

New home starts will slightly decrease from 3300 to 3200.

 

Resales in 2007 are projected to reach 9430 sold.  While still being a "seller's" market in 2008 sales will drop a little to 9300 sold.

 

The average price for residential is projected to increase by at least 4.5% for London.

Adam, out of interest, what is your sales-to-listing ratio?  London certainly is getting positive press and that's good news for you!

Hi Marg,

For October 2007 our residential sales were 722, with 1265 new listings, and active inventory of 2999.

If my math is correct that gives us a 24% Sales-to-listing ratio, and a 57% Sales-to-new-listings ratio for the month of October.

That's certainly Sellers market numbers for the month.  How many sales year-to-date in your board and how many listings year to date?

33% less is pretty impressive! How far is it from these other communities? Is it something that would be worth the drive for the saving?

Marg: Sorry for delay I was trying to wait for the latest stats and just got them for December 12th that include November.

Detached Units Sold 7164+ Condos 1843= 9007 Units sold plus whatever December is.

Listings 11797 detached plus 2738 Condos for 14535 Listings for the year plus December.

How is your market?

 Todd: Quite a few of those are here in Ontario so I did the travel times for those.

London To:   Toronto 192 kms 2hours 9 minutes; Hamilton 127 Km 1 hour 27 minutes; Ottawa 630 Km 6 hours, 32 minutes; Kitchener 110 kms 1 hour 20 minutes; St. Catherine's 121 Km 1 hour 55 minutes; Durham 158 km 2 hours 33 minutes.
