No Predictability

In our ever changing market many things continue to amaze. There simply is just no predictability to the market at all. The properties that you think will never sell, seem to be moving. The properties that should be moving aren't even getting shown. I have a home in a very popular neighborhood that was listed as the highest by far for this community and it went under contract in 60 days at full price, I have another property in the same community that is listed at the lowest price and it has been on the market for a year without even a nibble. I also have a new listing just on the market for a week that I anticipated taking a very long time to sell since it is located directly on a very busy road, yet we received two contracts and just ratified! It has become increasingly more difficult to counsel sellers on what to expect since the market is all over the place. With prices dropping and buyer traffic on the light side, how is it possible that a home I wrote a contract on this week (61 days on market) received 6 contracts within a 48 hour period? I think all the negative press about our market is somewhat overblown. People are buying homes, the problem is the market is so unpredictable we can't quite get a grip on where we are. Maybe that is why the governments numbers regarding housing are so up and down on an almost daily basis.

Is anyone else seeing this in the market?

It just go's to show you that sometimes there is no rhyme or reason in this business. What we often think potential buyers will find attractive or a good deal is not always what they see as a good deal.

I see no rhyme or reason either. I had a townhouse in Alexandria; when I listed it I was trying to figure out how the heck I would get traffic through it. 6 contracts in 3 days.
