Homes Sales decline 17.83% in September 2007: Dayton, Ohio Area MLS Statistics

Compared to September 2006, when 1150 single-family sales were reported in the Dayton, Ohio Area MLS, there were 945 homes sold during September 2007, or a year-to-year decline of 17.83%.

The dollar amount of sales volume for September 2007 declined by 16.12% with a total sale volume of $126,852,680.  September 2006 total sales volume was $151,222,339.

Surprisingly, the percent of sale price/list price only dropped by 1.22% when compared to September 2006.

However, the median sale price for September 2007 ($118,000) compared to the previous September ($115,000) increased by 2.61%.

Average sale price for September 2007 ($134,236) compared to the previous September ($131,498) also increased by 2.08%.

Listing volume declined by 12.92% with 2245 new listings reported for September 2007, compared to September 2006 having 2578 new listings.

The top three areas for the most home sales were Butler County/Middletown, Ohio, Springboro, Ohio and Troy, Ohio, with reported sales of 48, 44, and 33 respectively for September 2007. 

Statistics for the metro Dayton, Ohio MLS Areas were based upon cities and towns in several counties, including: Beavercreek, Bellbrook, Brookville, Centerville & Washington Twp., Clayton, Dayton, Englewood, Enon, Fairborn & Bath Twp., Farmersville, Franklin, Germantown, Huber Heights, Jamestown, Kettering, Miami County, Miamisburg & Miami Twp., Moraine, New Carlisle, Oakwood, Phillipsburg, Springboro, Tipp City, Trotwood, Troy, Union, Vandalia & Butler Twp., Waynesville, West Carrollton, West Milton, Wright-Patterson Air Force Base, Wright-Patterson AFB, WPAFB, Xenia, and Yellow Springs.
