Sellers - Listen to the advice your home stager gives you!

Sometimes I just don't get it!  Why would someone hire a professional home stager to tell them how to properly prepare their house for sell, then not follow through with the recommendations?  Well, I do know why.  It's either too much work, too much money or they're too emotionally attached to make the recommended changes.  But when they do follow through, the results are well worth the effort!

Wallpaper in my area of the country is a big problem and equally a big problem to convince sellers to remove it.  Here's a couple examples where the sellers chose not to follow through on the recommendation to remove wallpaper (these pictures are the before pictures). I don't think too many potential buyers will be saying "that's exactly what I'm looking for!"

     

But sometimes, the sellers listen!  And the results speak for themselves...

Wait!  I think my guest room has the EXACT same wallpaper depicted above in the room with the four-poster bed!  Seriously.  It's on our redo list, but the other bedrooms and bathrooms took priority.  Too funny!

I need to print this post out and give it to one of my current clients.  There is wallpaper in the kitchen and paneling throughout the rest of the house.  He has been a great client and has listened to all my advice, including re-doing the cracked driveway, removing furniture, clutter and adding updated accessories.  I just can't get him to paint.  I wish he would listen to my advice about the walls.  We can only do so much!  :)

Andrea - Start stripping... you'll be so happy once you do!

Janice - I've put together several before and after photos, a set that shows the difference with paint, a set for wallpaper, a set for clutter, etc.  I've found it's helpful to show clients someone else's examples since they have no connection to it.  It's funny to hear them say "yuck" or something to that effect about someone else's paint and paper but aren't willing to see it in their own homes!  Sometime it helps to convince them, others they just ignore it and don't do it... guess which houses sit longer?

You are so right that the "wallpaper challenge" is one of the biggest problems we face in occupied staging. Many have those custom drapes to coordinate with the wp & they just can't see that it does not add to the value of the house. I rely on before and after photos, but I have had some clients that still like the before pics & think the afters are too plain!! Those are the houses that sit on the market.

Terrific Job, Judy!  I agree with you though.  Why hire an expert if you are not going to listen to them.
