So....what's UP in Trumbull CT?  The single family home sales for January 2012 were UP 22% over January 2011.  List and selling prices increased 2% and 3% respectively with the median going UP 16%. 

Days on the market went DOWN 9% -- always a good thing for sellers to hear!

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 6.69  months for the last three months, about on par with the previous month.

This absorption rate is calculated on all price points.  If you are selling your home, your agent should calculate the absorption rate trend for your price point to get a more accurate analysis.

Sales remained the same as last month and holding steady -- so different from the erratic averages prior.  Stability AND increase in the averages. The Trumbull single family market is healthy and moving full steam ahead. 

Going forward into February there are 34 homes under deposit and 35 pending sales (under contract).

Good market report. Prices are up, units sold are up and inventory at 6.7 months is not bad. I am happy to see that your market looks pretty good right now and hopefully will just get better as the year goes on.

Teral -- From what I see, the market is bouncing back.  I am anticipating a good spring into summer market. How can a qualified buyer not take advantage of the low interest rates and low housing prices. This opporunity may not come along again for a very long time.

Larry & Sheila -- Yes, Trumbull is a very desirable area.  I believe these good reports will be the norm in the coming months!

Bob -- I am anticipating it will keep improving as we make it into the warmer weather.

George -- Yes, and it's an advantage to know where the sweet spot is for pricing and marketing.

Kasey -- Trumbull is really holding its own and still remains a very desirable community in which to live.

Tammie -- If I were a buyer or seller, the first place I would be looking is online to find market reports for areas I was interested in.  Wouldn't you?

Al - Yes, Trumbull is holding its own and will likely improved in the coming months. Buyers need to take advantage of the low interest rates to get into a wonderful place to live.

Peggy -- Trumbull has been very good. As you well know, one town could be up and a neighboring town down. Either way, sales might be up or down, but the values are showing a lot of stability. Good news for sellers and time for buyers to jump in with the low rates.
