The Landmark is a gorgeous complex in the heart of Tarrytown, NY. Built originally as a school in 1897, it has many original features that add charm and style. Just steps from Main Street and all that it has to offer including fine dining, the famous Tarrytown Music Hall, antique shops and much more. When you walk your dog in the morning, feel free to stop by the famous Coffee Labs – Tarrytown’s answer to Starbucks. You can get your all-important first cup of the day - freshly roasted - along with a treat for fido – dogs are WELCOME. During the summer, many of the restaurants have outdoor eating and I’ve seen dogs seated outside the main eating area – enjoying the evening with their owners. In general, there is a fairly substantial canine population in the area. You can see people walking their dogs in the early morning and evening and it’s obvious that there the community in general is dog-friendly. There is also a splendid dog park nearby in Sleepy Hollow at Kingsland Point Park. So it is easy to give your best friend a nice run in a large fenced in area when he needs it. The train station is also within walking distance – less than ½ a mile, so you can leave your car behind.
The Landmark was converted into condos in 1987. In general, they are large units of 1 and 2 BR. The 1 BR units are generally over 800 sq.ft. in size while the 2 BR units are very generously sized and average 1500 sq.ft. with high ceilings and duplexes common. Patios are also common on ground level units. These also have private entrances.
Cost of Living:
All of this comes at a cost. Nevertheless the overall cost is very competitive with higher end rentals. In the last six months only 2 BR units have been for sale. The average price was $515,300. Taxes averaged $670 month without STAR and before deductions. Common charges were generally just under $650 a month. Since a 10% down payment would result in the need for a jumbo or home equity loan, monthly outlay is difficult to calculate. But with 20% down (slightly over $100k down) the average monthly outlay would be roughly $2900/month. That includes common charges, taxes, mortgage payments on a 30 –year fixed loan at 6.5% and includes a single STAR and approximate deductions. Central heating and cooling are also included in the common charges - which is a nice extra. For those who already live here in homes of our own, we know just how nice.
The one BR units are more affordable of course, but without recent sales information, I will not estimate the cost-of-living. The 2 BR units are the size of a small house and are perfect for those who don't want the care and maintenance involved in caring for a house and yard, but want a nice amount of space.
Pet-Friendly Status:
A single dog is permitted. There is a weight restriction although I’ve seen a few larger dogs in the complex.
