Listing Presentation for Home Owners thinking of selling their home in Philadelphia region

Here are three important steps to selling your home :

1. Hiring the right agent.

2.Staging the home so it shows great. This includes  taking care of maintenance items  and cleaning and decluttering the home.

3.Pricing it right.

Please read the following and make notes of any questions you may have for me when we meet.

1. Hiring the right agent.

Important tip. You should not choose an agent based on who promises to list your home for highest price. The agent will not be buying your home.A buyer will buy based on market conditions.

2. Staging. I will provide you tips on staging and recommend  professional stagers if you desire. 

3. The third step is Pricing.

What you sell your home for does not depend on what you paid for your home,

What you sell your home does not depend on  what you need inorder to buy another home or to pay off your mortgage,

What you sell your home for will be determined by a Buyer willing to pay an amount to buy your home.

Even if a buyer agrees to pay more than fair market value, the lender may not agree to lend the money if it is worth less than appraised value. Lenders send their own appraisers to check out value.

In order to help you price your home to sell quickly. I will provide a market analysis including  information about homes similar to yours that are on the market, homes under contract and homes that sold in last 3 months.

Buyers are going to look at the same statistics which will be provided by their  buyer agent.

The best way to price your home is to pretend you are a buyer looking at homes on the market and what would you be willing to pay and which home would you buy and why?

Once you list with me, I will guide you every step of the way till settlement .

The above can be emailed and if the seller is out of town we can email comps and go over them by phone. or if the seller is a busy person and does not have much time we can do the same.If the seller does not have email I can mail the information. I like a one step presentation. I know sellers are busy . They are free to call me with questions after they read the information provided. When I meet in person I have comps with me and can go over the comps to determine the price.

One comment on the pricing.  What sold last month or even last week does not matter.  What matters is that your home is priced competitively for the existing inventory.  If market absorption rates are pointing towards a buyer's market, you want your home to sell first, not last.  If absorption rates are pointing towards a seller's market, then price it and market it to obtain multiple offers - let the consumer set the price!

Gita, so much of getting a home sold is done prior to getting it into the MLS. Choosing the right agent who will properly market the listing, preparing the home (staging) and pricing are definitely the top three. They would be wise to consider you as their Bucks County, Philadelphia, PA agent.
