Important tip. You should not choose an agent based on who promises to list your home for highest price. The agent will not be buying your home.A buyer will buy based on market conditions.

What you sell your home for does not depend on what you paid for your home,
What you sell your home does not depend on what you need inorder to buy another home or to pay off your mortgage,
What you sell your home for will be determined by a Buyer willing to pay an amount to buy your home.
Even if a buyer agrees to pay more than fair market value, the lender may not agree to lend the money if it is worth less than appraised value. Lenders send their own appraisers to check out value.
In order to help you price your home to sell quickly. I will provide a market analysis including information about homes similar to yours that are on the market, homes under contract and homes that sold in last 3 months.
Buyers are going to look at the same statistics which will be provided by their buyer agent.
The best way to price your home is to pretend you are a buyer looking at homes on the market and what would you be willing to pay and which home would you buy and why?

The above can be emailed and if the seller is out of town we can email comps and go over them by phone. or if the seller is a busy person and does not have much time we can do the same.If the seller does not have email I can mail the information. I like a one step presentation. I know sellers are busy . They are free to call me with questions after they read the information provided. When I meet in person I have comps with me and can go over the comps to determine the price.
