What is the cheapest home improvement you can make? PaintIn the current real estate market, sellers need to have a competitive edge.

The easiest and least costly improvement you can make to your home is to give the interior a fresh coat of paint.

Remember, the goal is to appeal to the greatest number of buyers--so no bold colors aloud.

I know many of you are disappointed but neutrals come in a variety of colors these days. There are some wonderful shades of green, gray and beige.

The quickest way to kill a sale is for a buyer to think the painting ahead is going to be an insurmountable task. By changing that bright red room to a nice neutral color, you open the possibility of selling your home quickly. And at prices of just $15 - $25 a gallon, it may be the cheapest home improvement you make.

My suggestion--if your home hasn't been painted in the last three years, invest in a few gallons of paint and get going before you put your home on the market.

The result may be the difference between selling your home quickly or having it linger on the market.

Tammie you said it!  I am always telling home sellers paint is cheap and certainly worth the effort in order for a timely sale!

Tammie:  I can't tell you how many times my wife and I have shouted at the TV while watching a HGTV show of some sort regarding this seemingly small project.  Potential buyers complain constantly about the color choices and having to paint.  You are SO right when you say they want no part of having to tackle this chore.  Choosing colors that will appeal to the most broad base of potential homeowners is absolutely essential.  It truly IS the little things that count ...

Gene - I work with so many buyers who pass on beautiful homes because of sellers did not paint prior to listing. I am working with a woman right now who said, "Don't show me anything I'll have to paint." Sellers really need to be aware that buyers will pass just because of bold paint colors.

Good advice Tammie. I have started a list of pain prices/gallon at our local stores and how much sf they cover. I always have it with me and can give a pretty good estimate at what it will cost for them to paint themselves. I also have some standard estimates from local  painters so I can give them that option as well. I love to knock those objections down one by one!

Tammie -- I JUST went over this with a seller. While those dark reds were popular a few years back, they can really make a room look smaller AND many buyers just don't like those big, bold colors. Neutrals are best.  Great post.

Hi, Tammie. This is a nice post. You are franklin tn short sale agents. Painting really is one of the fastest and easiest way to change the look of any property especially it's interior. It could also be a crucial step, because it could make or break the sale. At times, things do not really work out as expected. Thanks for sharing. Keep it up.

Giving the house a "fresh" look will go a long way towards getting it sold ... and I agree that you need to stay away from the HGTV colors!

Agreed!!  We have a recycled paint program where you can get 5 gallons for $25.  And it's quality paint!  A little elbow grease and $25 goes a long way!! (Suggested BTW)
