Southern California Cities Requiring Pre-Sale Inspection

By

Have you heard of this?

Some cities mostly in LA County are requiring presale inspections which are requiring all non-permitted structures and improvements be permitted.

This has been slowing down some sales, and costing banks, and homeowners alike  money to bring homes that were built years ago up to todays standards.

Many think that the this has been predicated by the cities desire to bolster revenue, and that may be partially true, however the biggest challenge is that it hinders an already challenged market.

Your Thoughts?

I know the focus is on safety, but is this the right market to place more restrictions on sales?

I agree, it is about revenue. And maybe just a little bit of ever increasing government.

I think they may say it's to be sure structures are safe and up to code, however I'm sure its for potential revenue.  I don't believe this is the kind of market to be doing something like this..

Ryan -

If non-permitted improvements are not inspected, then the local municipality can require that the non-permitted improvement be removed.  We're finding that lenders are requiring these properties be inspected and brought up to code as a condition of the loan.  This protects the lenders collateral position.
